Yes you can yes you can, yes you can......but IT IS MORE DIFFICULT and there are less products.  I firmly believe in the areas I service we are in the last of the great buying opportunities that will be seen in my real estate life time!  The problem is getting the financing to participate in this big boom!  Opporunities currently are plentiful in purchasing real esate.  However the biggest componet is getting loans.  It is always recommened and always suggested you begin the prequalification process prior to entering in a purchase contract.  IT IS NOW CRITICAL TO BE PRE-APPROVED AND TO CONTINUE MONTORING YOUR PRE-APPROVAL THROUGHOUT THE PROCESS.

Who would have thought FANNIE MAE, FREDDIE MAC etc...going under?  Can you imainge WALMU in difficulty.  Lets face it getting a real estate loan has taken a serious 180 degree turn from a few years ago.  We come from an enviroment that says if you breath you qualify to you can have a black card and not qualify for a home loan purchase!  One of your best vehicles (I beleive) right now is FHA loans.  Here you have the opporuntity to put little money down, achieve a good interest rate 30 year fixed mortrgage, not have "perfect" fico scores.  FHA takes in your whole body of work and puts more emphasis on your debit to income ratios than credit worthiness only.  If you think about it.......ISNT THAT THE WAY IT SHOULD BE?
